Homeowner’s Insurance vs. Flood Insurance

If you are thinking of purchasing a home in Southwest Florida, it's very important that you understand the difference between homeowner's insurance and flood insurance. Both forms of insurance are essential to consider, and they cover different types of potential damage to your property.

Homeowner's insurance protects against damages from occurrences such as theft, fire, windstorm, hail, lightning, and vandalism. Homeowner’s insurance will be required by your lender if you have a mortgage on the property.  However, homeowner's insurance does not cover flood damage. This is where flood insurance becomes important in Southwest Florida because if a home sustains water damage, homeowner's insurance won't cover the damage from the flood waters. A flood insurance policy would be necessary to cover the damages.

Not all homes in Southwest Florida are at a high risk for flooding. Knowing which flood zone a property is in can help you determine whether it is worth purchasing flood insurance for your new property. However, if you will be financing your home purchase, your lender may require flood insurance depending on the flood zone your new home is located in. If this is a significant financial consideration for you, let your agent know that you would like to view properties in an area that is not part of the flood zone (Special Hazard Flood Area).
